Philadelphia Insurance Company offers an option for qualifying accounts
called the "all-in coverage endorsement". When this endorsement is added the
policy becomes "all-in". The all-in endorsement PH-ULT-ALL modifies the intent
of the policy to insure all unit-owner improvements regardless of how your
condominium documents address unit improvements.
We still suggest the insurance section in your condominium documents reflect
the boards intention to either cover unit improvements or not cover unit
improvements. This could prevent a problem if you change insurance carriers from
Philadelphia Insurance Company and the new insurance company does not offer the all-in
endorsement.
The Philadelphia Insurance Company Package Policy will include policy form
PI-ULT-030 and also endorsement PI-ULT-ALL. The all in endorsement reads as
follows:
All-In Coverage
This endorsement modifies insurance provided
under the following:
CONDOMINIUM ASSOCIATION COVERAGE ENDORSEMENT
Provision A.1.b. is deleted and replaced by
the following:
b. Buildings described in the Declarations
including:
(1) Completed additions;
(2) Permanently installed;
(a) Fixtures outside of individual
units;
(b) Machinery; and
(c) Equipment;
(3) Outdoor fixtures, including awnings;
(4) Fences;
(5) Personal property owned by you that is
used to maintain or service the "buildings" or their premises, including;
(a) Fire extinguishing equipment;
(b) Outdoor furniture;
(c) Floor coverings;
(d) Appliances used for
refrigeration, ventilating, cooking, dishwashing or laudering that are not
contained within
individual units;
(e) Alarm, communication and
monitoring sytems;
(6) If not covered by other insurance:
(a) Alterations and repairs to the
"buildings";
(b) Materials equipment supplies and
temporary structures, on or within 1,000 feet of the described premises,
used for making alterations or
repairs to the "buildings";
(7) Foundations, of covered "buildings",
machinery and boilers and foundations of equipment and machinery whether
above or below ground;
(8) Underground pipes, flues and drains;
(9) Any of the following types of property
contained within a unit, regardless of ownership, If your Condominium
Association Agreement requires you to
insure it;
(a) Fixtures, improvements and
alterations that are a part of the "buildings", and
(b) Appliances such as those used
for refrigeration, ventilating, cooking, dishwashing, laundering, security
and housekeeping.
but "buildings" do not include
personal property owned by, used by or in the care, custody or control of a
unit owner except for the
personal property listed in paragraph A.1.b. (9) above
