CAU defines building coverage in the policy. The claim will be settled based on how your particular policies building definition. CAU offers two building definitions; "original specifications" and "additional installations".
Here is an example of what you will see.
On the first page of your policy it will list both definitions. If it says guaranteed replacement cost after additional installations then your claim will be settled under that definition. If it says guaranteed replacement cost after original specifications then your claim will be settled under the original specifications definition.
Definitions:
Coverage includes the following property not within "units" or private storage areas: additions, alterations and structural repairs, whether or not complete; finishes, coatings and coverings of walls, floors and ceilings; and permanently installed appliances and fixtures...
"UNITS" AND PRIVATE STORAGE AREAS
"Units" and private storage areas are covered only when a limit of insurance is shown in the "Declarations" for either one or both of the following:
Any property inluded in "units" and private storage areas which was initially installed in accordance with your condominium's original plans and specifications or a replacement of like kind and quality of such property.
Improvements and betterments made to "units" and storage areas. This coverage is in addition to the coverage provided in ORIGINAL SPECIFICATIONS above.
Coverage includes the following property in the "unit" or private storage areas: fixtures, additions and interior, non-structural partitions or walls comprising a permanent part of the building; finishes, coatings and coverings of walls, floors and ceilings; permanently installed appliances such as those used for refrigerating, ventilating, cooking, dishwashing, laundering, security and housekeeping.
